Bad Axe MPI surface protectant is a great product that does what it says it does. From personal experience it's great for vinyl privacy fences that get no sun that end up with mold and mildew growth. This product keeps that from happening. I use Bad Axe mold remover product MMR for stain removal and then use MPI surface protectant and I haven't had any mildew grow back on my privacy fence as of yet.
